Why Summer Is the Best Time to Test Your Well Water Mitch Lowry | July 9, 2026

If you own a home on a private well anywhere in the South Puget Sound region, summer is the season your well works hardest — and the season that tells you the most about how it's really performing.
Peak Demand Reveals Problems
Between lawn irrigation, gardens, extra laundry, and houseguests, water usage climbs in the summer months. Wells that seem to perform fine in the cooler, low-demand months of the year can start showing weaknesses once daily draw increases — things like a drop in pressure, a well pump that cycles more than it should, or water that looks or tastes different than it did in the spring.
Testing during this higher-demand period gives a much more accurate picture of your well's real-world performance than testing in January ever could.
Dry Weather Changes Water Quality
As groundwater levels drop through the dry months, the water table around your well can shift, and so can what's dissolved or suspended in your water. Bacteria levels, nitrates, and mineral content can all fluctuate seasonally. A well that tests clean in the spring isn't guaranteed to test clean in August, especially if there's livestock, septic systems, or agricultural activity nearby.
Summer testing catches changes before they become a habit you don't notice — since well water has no color, smell, or taste requirement to be unsafe.
What a Water Quality Test Actually Tells You
A proper water quality test looks at things like:
Total coliform and E. coli bacteria
Nitrates and nitrites
For homes with older wells, or wells that haven't been tested in a year or more, this is inexpensive peace of mind — and for anyone buying or selling a home with a private well this summer, it's often a required piece of the transaction.
If You're Buying or Selling This Summer
Well and water quality inspections are a standard part of due diligence for properties on private water systems. If you're under contract on a home with a well, or listing one, getting the well inspected and the water tested now — while demand is high and conditions are most revealing — gives everyone involved the clearest possible picture.
